Applying for a Building Permit

Building Works in Queensland are regulated by the Building Act 1975 and the Planning Act 2016 and are assessed against the National Construction Code and the relevant Australian Standards. All assessable building work is required to have the appropriate approvals, and it is an offence under the Planning Act 2016 if not obtained.

Building approvals—also known as building permits, development approvals, or building certifications—are required before commencing most types of building and structural work.

This includes, but is not limited to:

  • New dwellings
  • Alterations and additions to existing buildings, including new roofs
  • House removal and relocation
  • Demolition
  • Carports and sheds

Do I Need Council Approval for Building Work?

Building work is generally approved by an accredited Private Building Certifier rather than directly by Council.

A Private Certifier must:

  • Be accredited by the Queensland Building and Construction Commission (QBCC)
  • Assess proposed building work against legislative requirements
  • Determine whether building approval is required
  • Lodge the required documentation with Council

 

What is Required for a Building Application?

To lodge a Building Application, applicants generally need to provide:

  1. Completed DA Form 2(DOCX, 84KB)
  2. Development Plans including:
    • Site Plan
    • Floor Plans
    • Elevation Plans
  3. Supporting documentation where applicable:
  4. Payment of the applicable Council fee(PDF, 432KB) for lodgement.

Additional information may be required depending on the property, site constraints, and proposed development.

Applicants are encouraged to contact Council or their Private Certifier before lodging an application.

What is Required for a Demolition Building Application?

To lodge a Demolition Building Application, applicants generally need to provide:

  1. Completed DA Form 2(DOCX, 84KB) .
  2. Form 20(PDF, 105KB) – Lodgement of building work documentation.
  3. Payment of the applicable Council fee(PDF, 432KB) for lodgement.

Additional information may be required depending on the property, site constraints, and proposed development.
